Bally's Unveils Major Mixed Use Resort and Ballpark Development on Former Tropicana Site
Bally's Corp. is set to transform the Las Vegas Strip with a major mixed-use development surrounding the forthcoming Athletics' Major League Baseball ballpark. The project will rise on 26 acres of the former Tropicana site and be built in phases, eventually featuring hotel towers, a casino, extensive retail, dining, and entertainment options.
Plans call for 3,000 hotel rooms, a 2,500-seat state-of-the-art theater, and 500,000 square feet of retail, dining, and entertainment space. The complex will be elevated above street level, with the main activity hub-dubbed the podium-accessible via escalators, stairs, elevators, and connecting walkways from neighboring resorts like Excalibur and MGM Grand. A 9-acre plaza will serve as the main approach to the ballpark, with buildings constructed above sections of the plaza.
Casino space will total 104,200 square feet, including a 56,000-square-foot casino floor, a 13,500-square-foot special events area, a 16,500-square-foot sportsbook, and a 1,200-square-foot casino bar. The northwest corner will feature a multi-level sports bar with a rooftop pool and a prominent cylindrical LED sign at the intersection of Las Vegas Boulevard and Tropicana Avenue.
An eight-level parking garage with 2,500 spaces will be built next to the ballpark, with additional on-site parking bringing the total to 5,000 spaces. The site will also include a 14,800-square-foot Boring Co. Vegas Loop station.
The project's first phase, to be completed in conjunction with the ballpark's planned 2028 opening, includes the 9-acre plaza, parking garage, and a shared utility plant. Subsequent phases will deliver the theater, additional retail and dining, an 1,800-room hotel tower, and the integrated resort. A final 1,200-room hotel tower will be built on the northeast corner after the ballpark and other site construction are finished.
Bally's is partnering with JLL for retail and dining leasing, and Marnell Architecture is the architect of record. The development aims to serve as a landmark destination, uniting sports, entertainment, hospitality, and retail in the heart of the Las Vegas Strip.
